Quiet postdoc looking for an LA nest in 2021

I am travelling to LA in January for a year-long postdoctoral fellowship in Classics at USC, and I am looking for a private room or apartment (pref. furnished) where I can stay for some or all of that time. I have lived in Pasadena before, but I am open to other areas as long as they have reasonably good walkability and public transport (I don't drive).

My ideal home would have a place to work and teach (via zoom), a kitchen I can cook in comfortably, and an outside space such as a patio or balcony where I can relax and get some fresh air. I am quite happy to take on clearly-defined house duties such as cleaning, gardening or pet care (my parents have a cat and two small dogs, who I love dearly).

I am open to rentals, house-sitting, and home-sharing. I am a bit shy, however, so if I am sharing a home, it is important to me that my house-mates are kind and accepting, and that they are taking what pandemic precautions they can. I am married, but my partner works full-time as a secondary-school teacher in New Zealand, and due to travel restrictions he has no plans to come to the US with me at this stage. We have no children.
